Mortgages: variable constant rate
Ultimamente, diverse banche stanno proponendo mutui a tasso variabile a rata costante .
E' conveniente?
Dato che al Euribor rates are at historical lows, these products allow you to set a relatively low level of installment and therefore appear very attractive, but be careful, because there are several critical issues that you need to take into account.
signing a similar product in this phase of exceptionally low interest rates will almost certainly will have to account in a lengthening of the amortization schedule.
Typically, the original term of the loan, the bank provides the customer with the payment of any residual extinction in a single maxirata (solution not to be rejected a priori as the amount may be insignificant for effect of inflation and the increased purchasing power of the borrower) or the continuation of report in the initial conditions.
If you choose a loan at a constant rate then you should be very careful when signing the existence of any clauses that provide for the increase of the installment to the occurrence of special circumstances such as growth rate, or Euribor excessive elongation of the loan .
Attention in the case of early repayment
very careful, then, if you plan to pay off the loan before maturity.
In fact, the rate you pay initially, consists mainly of share capital and less interest. At a time when the rates will increase the rate will remain constant, but change the composition between principal and interest (the second increase at the expense of the former). This means that in case of rapid and sustained increase in rates when making a refund you might end up with a residual capital close enough to the original amount of funding. In other words, the rate paid will be returned almost exclusively interests.
